How Much Does Foundation Repair Cost in Seattle? 2026 Price Guide
Few repair quotes scare homeowners like a foundation quote — and few repairs are priced across a wider range. In 2026, most foundation repairs in the Seattle area land between $2,200 and $8,200, with a national average around $5,200: a hairline crack can be sealed for a few hundred dollars, while underpinning a settling corner of the house can run well into five figures. This guide breaks down the real numbers by repair type, the warning signs Western Washington homes show, and what engineers, permits and insurance mean for your budget — from a licensed Washington general contractor that handles foundation repair and structural work across Seattle, Bellevue and King County.
Foundation repair costs by type of fix
The repair method sets the budget. Sealing cracks with epoxy or polyurethane injection runs about $200–$1,000 and handles most non-structural cracks. Mudjacking or slabjacking a settled slab or walkway costs roughly $500–$1,900. Stabilizing a settling foundation with steel push piers or helical piers typically runs $1,000–$3,000 per pier, and a whole-house underpinning project $10,000–$40,000 depending on how many piers the engineer specifies. Straightening or reinforcing a bowing basement wall with carbon-fiber straps or wall tiebacks runs about $4,000–$15,000. Basement waterproofing — interior drainage, sealing and a sump — typically costs $2,400–$7,000. At the extreme ends, lifting a house to rebuild beneath it runs $20,000–$30,000 and full foundation replacement $20,000–$100,000, though most Seattle homes never need either.
Why Puget Sound homes get foundation problems
Western Washington's combination of 37 inches of annual rain, winter-saturated soils and hillside lots means water, not age alone, drives most local foundation damage. Downspouts that dump against the house, crawl spaces with no vapor barrier, and lots that slope toward the foundation keep soil wet and moving; older Seattle, Renton and Kent homes also sit on footings shallower and narrower than today's code requires. That is why the fix often pairs structural repair with drainage: piers stop the settling, but gutters, grading and a footing drain stop the cause. Our water damage repair guide covers what happens when that moisture reaches the living space.
Warning signs worth taking seriously
Stair-step cracks in block or concrete walls, horizontal cracks, doors and windows that suddenly stick in winter, floors that slope toward one corner, and gaps opening between walls, ceilings and trim are the classic signals. A crack wider than about a quarter inch, or one that keeps growing season over season, deserves a professional look. Hairline vertical cracks in poured concrete are usually shrinkage and cost little to seal — the difference matters, which is why diagnosis comes before any repair price.
Engineers, permits and what they cost
Structural foundation work in Seattle, Bellevue and other King County cities needs a building permit, and the city will generally want a structural engineer's report and stamped drawings behind it. Budget about $300–$2,000 for the engineer's evaluation, $1,000–$5,000 if a geotechnical or soils report is required on a difficult lot, and a few hundred dollars in permit fees. Cosmetic crack sealing needs none of that. Our guides to Washington construction permits and Seattle vs. Eastside permit timelines explain how long approval takes city by city; as a general contractor we fold the engineer, drawings, permit and inspections into one fixed-price contract.
Will homeowners insurance pay for it?
Standard policies exclude settling, soil movement and earthquakes, so gradual foundation failure is almost never covered. What often is covered: foundation damage caused by a sudden event the policy does cover, such as a burst pipe washing out soil under a slab or a vehicle strike. When a covered loss is part of the story, we document the cause, separate the covered repair from pre-existing settlement, and work directly with your adjuster through our insurance restoration service. Our insurance claim repair guide walks through that process step by step.
Repair now or wait?
Foundation problems are one of the few remodeling items that reliably get more expensive with time: a $600 crack injection left alone can become a $15,000 pier project once differential settlement sets in, and no basement finishing project should start until the foundation under it is dry and stable. If you are planning a basement remodel, an addition or a sale, get the foundation evaluated first so the rest of the investment sits on solid ground.
Getting an honest foundation repair quote
A complete quote names the cause, not just the symptom; prices the repair per pier or per linear foot; includes the engineer, permit and inspections; and addresses drainage so the problem does not return. Beware of a company that sells one method for every house — and compare proposals with our guide to comparing contractor bids.
