How Much Does It Cost to Paint a House Exterior in Seattle? 2026 Guide

Exterior paint is the cheapest way to protect a Western Washington house and the most expensive thing to skip: once water gets behind failing paint on cedar siding, the bill turns into siding and rot repair. In 2026 a quick repaint on a small, low-prep home in Seattle can come in under $5,000, while a quality two-coat job on a typical two-story Seattle or Eastside home generally runs $8,000 to $18,000 — and the spread comes down to prep, siding type, height and how much of the old paint has to come off. Here is how the numbers break down, from a licensed Washington general contractor that handles exterior painting alongside siding, window and rot-repair work across Seattle, Bellevue and King County.

Seattle exterior painting prices in 2026

Survey-based cost data for Seattle puts the average exterior paint job at about $4,300, with most projects between roughly $2,900 and $5,750 and a per-square-foot range of $2 to $5.45 for paintable wall area. Contractor pricing for a full two-coat repaint with proper prep tends to run higher, around $5.50 to $9 per square foot in city neighborhoods like Queen Anne, Capitol Hill and Ballard. Both are real: the low end reflects quick single-coat jobs on vinyl or fiber cement, the high end a thorough scrape-prime-two-coat job on cedar. By home size, a 1,500-square-foot exterior generally runs $3,000 to $8,000, a 2,500-square-foot home $5,000 to $13,500 and a 3,000-square-foot home $6,000 to $16,000. Labor is 80 to 95 percent of the total, which is why Seattle, with construction wages well above the national average, costs more than most of the country.

Why two-story and cedar homes cost more

Height is the biggest multiplier. A two-story house can cost up to 50 percent more than a single-story of the same footprint because of ladder and scaffold time, and steep lots in Bellevue, Kirkland and West Seattle add setup on the downhill side. Siding type is next. Cedar and other wood siding needs the most prep — washing at low pressure so the grain is not damaged, scraping, sanding, spot-priming bare wood and caulking every joint — while fiber cement and vinyl need far less. Paint stripping where old coats are cracking or bubbling adds about $0.65 to $2.75 per square foot, and homes built before 1978 need lead-safe work practices that can add $1,200 to $3,500 on a typical house.

Rot repair, trim and the other add-ons

Almost every older Seattle home we paint has some rotted trim, window sills or siding boards, usually on the weather side and around the bottom of the walls. Replacing a few boards is a small line item; discovering soft sheathing behind them is not, which is why we quote rot repair as a per-board allowance and inspect before the first coat. Trim and fascia painting runs roughly $2.70 to $8 per linear foot, a trim-only refresh $1,800 to $3,500, and painting a deck or fence at the same time is priced separately. Our Bellevue exterior paint video shows a full prep-and-two-coat job on a typical Eastside home.

The short Puget Sound painting season

Exterior paint needs dry siding (under about 15 percent moisture) and surface temperatures above 50°F to cure properly, and Seattle gets about 37 inches of rain a year with most of it between October and April. In practice the reliable painting window runs from mid-May to mid-September, which is why crews book out early. If your siding is already failing in winter, the right move is to schedule now for late spring and, in the meantime, caulk open joints and prime any bare wood so water stays out. Our best-time-to-remodel guide covers the seasonal calendar for other outdoor work.

Paint or replace the siding?

If more than about a quarter of the siding is soft, cupped or has failed paint down to bare wood, repainting is usually money spent twice. Compare the paint quote against our siding replacement cost guide: new fiber cement siding comes pre-finished or takes paint for 15-plus years, and it often pairs with window replacement so flashing and trim are done once. A good exterior quote should tell you which boards are being replaced, how many coats and which product are specified, and what happens if more rot turns up after washing.

Getting an accurate exterior painting quote

Ask for pricing by paintable square foot with prep, primer, coats, caulk, trim and rot allowance itemized, and get the color count in writing — three-tone schemes take noticeably longer than one body color and one trim.
