Commercial Construction Questions, Answered

How much does a commercial tenant improvement cost in Bellevue or Seattle?

In 2026, office fit-outs in the Seattle market average around $220 per square foot all-in — among the highest in the country — though simpler refresh-level buildouts can land well below that, and full restaurant or medical buildouts above it. We price every project as a fixed-price contract after a walkthrough, so you know the real number before work starts.

How long does a commercial buildout take?

Most office and retail tenant improvements take 8–16 weeks of construction once permits are in hand. Restaurant buildouts usually run longer — three to six months — because of kitchen equipment, hood and fire-suppression systems, and health-department sign-off. Permitting in Bellevue and Seattle typically adds 4–12 weeks before construction can start.

Do you handle commercial permits and inspections?

Yes. We manage the full permit package — building, mechanical, electrical, and plumbing — with Bellevue Development Services or Seattle SDCI, coordinate the required inspections, and close out the project with a certificate of occupancy so you can open on schedule.

Can you work with our tenant improvement allowance?

Yes. We regularly build to a TI allowance: we scope the project to the landlord's allowance, provide the itemized budget your lease negotiation needs, and price any above-allowance upgrades separately so you can decide what's worth it.
