How Much Does Siding Replacement Cost in Seattle & the Eastside? 2026 Price Guide
Siding in Western Washington earns its keep — nine months of sideways rain, moss that creeps up the north wall, and summer sun baking the south side. Here is what replacing it actually costs in Seattle and on the Eastside in 2026, how the common materials compare, and what the tear-off can reveal underneath.
Seattle siding replacement costs in 2026
For a typical 2,000-square-foot home, expect these installed ranges: vinyl runs about $3.50–$6.00 per square foot, or roughly $7,000–$12,000 total. Engineered wood (LP SmartSide) runs $5.00–$9.00 per square foot ($10,000–$18,000), fiber cement (James Hardie) — the most popular choice in our climate — runs $6.00–$11.00 per square foot ($12,000–$22,000), and cedar lands between $7.00–$13.00 per square foot ($14,000–$26,000). Seattle and Eastside projects typically price 15–25% above the Washington statewide average because of labor rates. Every siding project we take on is a fixed-price contract after an on-site inspection, so the number you sign is the number you pay.
What actually moves the price
Two houses of the same size can be thousands apart. Two-story homes cost 20–35% more than single-story homes, replacing trim and corner boards adds 15–25%, and tear-off and disposal of the old siding typically runs $1,000–$2,500. Upgrades that make sense while the walls are open: a rain-screen gap behind the new siding ($1.00–$2.50 per square foot) that dramatically extends its life in our rain, and exterior insulation that pays itself back in heating bills.
The Western Washington wildcard: rot and sheathing
The real unknown in any re-side here is what's under the old siding. On homes with deferred maintenance, 20–40% of the wall sheathing can need replacement once the walls are opened, at roughly $3–$6 per square foot. A trustworthy bid states a per-sheet or per-square-foot price for sheathing replacement up front instead of hiding it in change orders. If the damage traces back to a leak, our water damage repair cost guide covers the interior side, and our post on how our climate stresses Washington homes explains why the north and weather side walls fail first.
Do you need a permit to replace siding?
A straightforward like-for-like re-side is often exempt from a full construction permit in Seattle, but sheathing repairs, window changes, or structural fixes discovered during tear-off can trigger one — and each Eastside city applies its own rules. We confirm requirements before work starts and handle any paperwork; see our guides to Seattle vs. Eastside permit timelines and Washington building permits for how the cities compare.
When insurance pays for new siding
Wind-driven debris, fallen trees and branches, and storm damage are among the most common siding insurance claims in King County. If that's how your siding failed, start with our storm damage repair checklist — as an insurance restoration contractor we provide the line-item estimates adjusters need and price the covered repair separately from any upgrades you choose.
Re-side, repaint, or both?
If the siding itself is sound and only the finish is failing, a professional exterior paint job costs a fraction of replacement and buys 8–12 years. And if your roof is also near the end of its life, combining the two projects in one mobilization usually beats doing them a year apart — our roof replacement cost guide and roofing page cover that side.
