How Much Does a Roof Replacement Cost in Seattle? 2026 Price Guide

A roof in Western Washington works harder than almost anywhere else in the country — nine months of rain, winter windstorms, and moss that never takes a day off. Here is what replacing one actually costs in Seattle and on the Eastside in 2026, what moves the number up or down, and how to tell whether insurance should be paying for part of it.

Seattle roof replacement costs in 2026

For a typical 2,000-square-foot home, expect these installed ranges: composition (asphalt) shingle runs about $6.50–$10.50 per square foot, or roughly $13,000–$21,000 total. Metal roofing runs $12.50–$20.50 per square foot ($25,000–$41,000) and lasts two to three times longer. Cedar shingles and shakes land between $10.50–$18.50 per square foot, and low-slope or flat membrane roofs (common on mid-century and modern homes) around $8.50–$14.50. Every roofing project we take on is priced as a fixed-price contract after an on-roof inspection, so the number you sign is the number you pay.

What actually moves the price

Two roofs of the same size can be thousands of dollars apart. The big variables: roof pitch and complexity (valleys, dormers, skylights, chimneys all add labor), how many old layers have to come off, and — the Western Washington special — the condition of the sheathing underneath. Years of moss and trapped moisture often mean a few sheets of rotten plywood that only show up during tear-off, which is why a bid should always state a per-sheet price for sheathing replacement up front. Poor attic ventilation shortens a roof's life here too, so we check insulation and ventilation as part of every roof assessment.

Do you need a permit to replace a roof in Seattle?

For most single-family homes in Seattle, a like-for-like reroof that doesn't change the building envelope doesn't require a construction permit — but structural repairs or changes discovered along the way can. Eastside cities each have their own rules, and commercial reroofs are permitted differently. We handle the paperwork either way; see our guide to Seattle vs. Eastside permit timelines for how the cities compare.

When insurance pays for a new roof

If your roof was damaged by wind, a fallen tree, or a storm, part or all of the replacement may be covered by homeowners insurance. Start with our storm damage repair checklist, and if water got inside, our water damage repair cost guide covers what the interior rebuild runs. As an insurance restoration contractor, we provide the line-item estimates adjusters need and can price the covered repair separately from any upgrades you choose to add.

The best time to replace a roof here

The dry window from late spring through early fall is peak roofing season in Seattle — and the busiest. Scheduling in the shoulder months often means shorter lead times, and a weathertight tear-off plan makes winter replacements workable too. Our post on the best time of year to remodel in Seattle breaks down the seasonal trade-offs.

Roof and siding together?

If your siding is also near the end of its life, replacing both in one mobilization usually beats doing them a year apart — one crew setup, one round of flashing integration where walls meet roof, and a cleaner warranty picture.
