Can You Stay in Your House During a Remodel? A Contractor's Honest Answer
It's one of the first questions homeowners ask — right after cost and timeline. The honest answer: for most single-room remodels, yes, you can stay; for whole-home remodels, it usually costs you less stress (and sometimes less money) to move out. Here's how to decide, project by project, from a general contractor that builds both ways across Bellevue, Seattle, and the Eastside.
The short answer
Kitchen remodel: most families stay, with a temporary kitchen set up elsewhere in the house. Bathroom remodel: staying is easy if you have a second bathroom; difficult if you don't. Whole-home remodel: plan to move out, or phase the work so one part of the house stays livable. Addition or ADU: you can almost always stay, because most of the work happens outside your existing walls.
Staying through a kitchen remodel
A kitchen remodel typically takes several weeks of construction, and the kitchen is fully out of service for most of it. Families that do well set up a temporary kitchen before demo day: microwave, toaster oven or countertop induction burner, coffee maker, and the refrigerator relocated to a garage, dining room, or basement, plus paper plates and a utility sink or bathroom sink for washing up. Budget a bit more for eating out, and treat the last week — when appliances go live again — as the finish line. Our kitchen remodel timeline guide breaks down the stages week by week.
Staying through a bathroom remodel
The deciding factor is simple: do you have another full bathroom? If yes, a bathroom remodel is one of the easiest projects to live through — the work zone is small and contained. If the home has only one bathroom, talk to your contractor about schedule compression, keeping the toilet functional as long as possible, or timing the project around a trip. The bathroom timeline guide shows where the no-bathroom days fall.
When moving out is the right call
For a full home remodel — multiple rooms, kitchen plus bathrooms, structural changes, or system replacements that shut off water and power repeatedly — staying home means living inside an active job site for months. Moving out lets crews work faster (no daily setup and cleanup around your household, longer work windows), which can shorten the schedule enough to offset part of the temporary housing cost. If moving out isn't an option, ask about phasing: sealing off and finishing one zone at a time so a bedroom, a bathroom, and a makeshift kitchen always remain livable. We build phased remodels regularly across Seattle and Bellevue.
What living in a remodel is actually like
Expect dust beyond the work zone (good contractors hang sealed plastic barriers and use negative-air machines, but fine dust travels), noise from roughly 8 a.m. through late afternoon on weekdays, scheduled utility shutoffs for plumbing and electrical tie-ins, and a parade of inspections and deliveries. Pets and home-office workers feel it most — plan for daycare, a co-working space, or a room farthest from the work. If your home was built before 1978, ask about lead-safe practices before demolition.
Questions to ask your contractor before demo day
How will the work zone be sealed off, and where will crews enter? Which days will water or power be off, and how much notice will we get? Where can we set up a temporary kitchen? What are daily work hours? Who do we call when something comes up at 7 p.m.? A contractor who answers these in writing — in the contract, not in passing — is a contractor who has managed occupied remodels before.
